BY BOOKING A SAND SEEKER REALTY / RIVERA PROPERTY MANAGEMENT, LLC PROPERTY YOU ARE AGREEING TO THE TERMS AND CONDITIONS HEREIN
Please remember that each rental unit s individually owned by people. This is someone else’s second home and they’ve opened it up to be yours for vacation! Please treat it with respect and as your own! Sand Seeker Realty WILL charge your credit card on file for damages beyond normal wear and tear and beyond your Damage Deposit if necessary.
Renter must be 25 To Reserve and Check-in.
No exceptions. This is not only our policy but Condo Association and HOA policy if applicable. Renting under the age of 25 is grounds for immediate eviction.
A non-refundable $100.00 Resort Services Fee and $250.00 Refundable Damage Deposit will be added upon bookings up to 1 month in duration. Bookings up to two months (31-60 days) will be charged a $500.00 Refundable Damage Deposit. Bookings up to three months (61-90) days will be charged a $750.00 Refundable Damage Deposit. Bookings over three months, 91 days and over, will be charged a $1000.00 Refundable Damage Deposit.
Each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units for any reason. Sand Seeker Realty will make every effort to place guests in their selected unit, however, due to circumstances beyond the company’s control, we are not able to guarantee specific units or rooms. We ask you to understand that between time of booking and your arrival, maintenance issues can develop, sales can occur and other circumstances beyond our control can change circumstances of what is available. Sand Seeker Realty also reserves the right to not accept online reservations in the event of rate discrepancies due to software integration issues, maximum capacity concerns and credit card declinations.
Deposits & Payments
For reservations made, a deposit, equal to 33% of the reservation plus the Booking Fee and Security Deposit, is due and payable to Sand Seeker Realty at the time of booking your reservation. A credit card is required for the deposit.
Final payment is due 30 days prior to arrival and credit card on file will automatically be charged. For reservations made 30 days or less prior to arrival the entire amount including Booking Fee and Damage Deposit is due in full.
Once you have provided your credit card information and the charge has gone through, your reservation is guaranteed and subject to all cancellation policies.
Renter hereby authorizes Sand Seeker Realty to charge the credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay if those costs exceed those of the collected Damage Deposit. In the event of damage to the premises, its equipment, appliances, linens, furniture, or carpeting, Renter shall be responsible for damage costs, including collection costs and attorney’s fees.
WE TAKE DAMAGES VERY SERIOUSLY AND YOU WILL BE CHARGED FOR NEGLIGANCE AND ABUSE TO THE PROPERTIES. BY BOOKING WITH SAND SEEKER REALTY YOU ARE AGREEING TO THIS DAMAGE POLICY AND ALL POLICIES AND TERMS AND CONDITIONS HEREIN.
Damage can include but is not limited to:
- Damage to the unit or its contents, beyond normal wear and tear.
- Signs of animals being in a non-animal friendly unit
- Signs/smell of any smoking
- Excess debris, rubbish, trash, soiled dishes
- Linens damaged, destroyed or missing
- Damaged furniture
- Marks on the walls
- Holes in the walls
If you’ve damaged the condo or home during your stay, we have the right to come after you for all damage related costs. We take damage to our owner’s properties very seriously. IT IS IN YOUR BEST FINANCIAL INTEREST TO NOT DAMAGE OUR UNITS.
Cancellations & Refunds
- Cancellation before 30 days of arrival date will result in the forfeiture of non-refundable fees. Rental amount will be released.
- Cancellation within 30 days of arrival date will result in the forfeiture of the entire rental amount unless outside Travel Insurance has been purchased and cancellation is a covered reason.
- Rescheduling within 30 days of arrival is not an option. Rescheduling outside of this timeframe may be accepted on a case-by-case basis.
All notice of cancellation must be in writing.
Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Sand Seeker Realty liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund.
We highly recommend your purchase travel insurance. If you wish to purchase travel insurance you can go to www.Travelguard.com or other travel insurance provider for details and to purchase.
Home & Condo Equipment
All homes and condos are privately owned and equipped for basic vacation needs. Towels and bed linens are provided, but use of Washer & Dryer is expected. Please do not request additional linens and towels.
Television, Internet, and Other Amenities
Sand Seeker Realty is not responsible for events beyond our control, e.g. inclement weather, maintenance issues, utilities. However, maintenance problems in the home or condo will be handled in a timely and professional manner.
The rental rate will not be adjusted due to any malfunction of equipment, which includes TV’s, VCR’s, DVD’s, air condition units, hot water heaters, stoves, refrigerators, door locks, washer/dryer, etc. INTERNET CONNECTION OR EQUIPMENT FAILURE IS NOT CAUSE FOR FULL OR PARTIAL REFUND.
Towels and Toiletries
TOWELS ARE PROVIDED BUT THESE ARE NOT BEACH TOWELS. DO NOT TAKE BATH TOWELS TO THE BEACH.
Rates include a one-time linen-towel setup. Starter paper products, soaps and shampoo. You will need to bring or purchase additional supplies. No food is provided. Our homes are not generally equipped with irons, ironing boards, or hair dryers. Please bring your own.
Upon receipt of your payment, your Reservation Confirmation will be e-mailed to you.
Upon arrival, be sure to inspect your unit for quality and to ensure nothing is broken or damaged, as you will be held liable for any broken or damaged items when you check out (provided everything was in good shape when you checked in). When you get into your unit, you need to walk around it before you get settled in to be sure there are no damages. You will be held liable for damages not reported by you or our housekeeping and maintenance staff. All damages need to be reported to us via email with photo documentation. Should we make a mistake, you need to let us know so you don’t have to take the wrap for it. Please email firstname.lastname@example.org with damage concerns within 45 minutes of arrival.
Check-In begins at 4:00pm CT. Most units implement express check-in with either a lockbox on the door or keyless entry. Keys cannot be left for renters who do not arrive by close of business.
Check-Out is 10:00 AM CT. Late check-outs will result in another night’s stay charged to the credit card on file. All home and condos are cleaned and inspected upon your departure and the cost is included in your Housekeeping fee.
After you’ve had a fantastic vacation here are the things you need to do before you leave:
- Make sure you haven’t damaged the condo or home and if you have notify us immediately to minimize charges.
- Make sure all your trash is cleaned and taken out
- Clean all your dishes and put them in the dishwasher.
- Place used linens and towels in the bathtub.
- Please be sure to do a final check of property to be sure you haven’t left anything (drawers, closets, under couches, etc. We will do our best to collect forgotten items, but we are not responsible for items left in our properties.
Lost Keys and Lockouts
Lost Keys and Lockouts will result in $75.00 charged to your card on file per key/incident.
Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the homes and condos before making your reservation. This policy is strictly enforced by law. Rentals over Maximum Occupancy will forfeit their Damage Deposit. Violators risk forfeiture of their deposit, rental fees, and eviction.
Our properties are located in residential areas and are rented for personal vacation use only. Parties and other large gatherings are not allowed. Violators risk forfeiture of their deposit, rental fees, and eviction.
All homes and condos are Non-Smoking! No exceptions – $300 fine in additional to forfeiture of full Security Deposit.
No animals allowed – $300 fine in additional to forfeiture of full Security Deposit.
Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises thoroughly clean and in good condition upon departure. Cleaning Fee does not cover excessive rubbish, trash, dishes, or disarray. Please clean up after yourself or you will be charged above the initial Cleaning Fee.
The agent may enter the premises at any time in the event of emergency, but will use its best efforts to give 24-hour notice for normal maintenance or sales inspections.
Renter shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of prescription drugs, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits.
Guest confirms and understands that Property may not and will not be used for any kind of drug dealing activity, drug use and consumption, money laundering operations, organized crime or any illegal activity whatsoever. Guest is not allowed to store/keep/handle on premises of rented Property any dangerous, combustible or explosive items, or materials with such characteristics, or materials which could unreasonably raise the probability, risk or danger of a fire, or materials that are considered dangerous or highly dangerous by the responsible insurance agencies. This shall cause termination of this agreement with no refund of rents or deposits.
911 Emergency Calls
If a home does not have a landline phone, it is the guests’ responsibility to make arrangements for emergency calls and communications. Sand Seeker Realty will not accept any responsibility for renters unable to contact 911 services or after hours maintenance in the event of emergency if no phone is provided.
Guest Acknowledgement, Indemnification, and Credit Card Authorization
By confirming a reservation with Sand Seeker Realty, I warrant that I have read, understand and agree to all of the terms set forth above including, without limitation, the Cancellation Policy.
I understand that Sand Seeker Realty is an agent for the owner. I further understand and represent that I will explain the Vacation Rental Terms & Conditions to all individuals in my group who are authorized to stay at the property prior to their arrival. I am executing this Agreement on behalf of all individuals in my group, who agree to be bound by the Terms and Conditions set forth herein.
I authorize Sand Seeker Realty to charge the card I’ve provided for payment of my reservation and/or any additional requested rental expenses incurred, and to pay for those incidentals, damage or excessive cleaning expenses.
The Renter agrees that Sand Seeker Realty shall not be liable to Renter, Renter’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold Sand Seeker Realty harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that Sand Seeker Realty acting solely in the capacity of Agent for the property owner, assumes no liability thereunder.
