Please review the terms and conditions relating to this reservation.

 

Please remember that each rental unit is individually owned by people.  This is someone else’s second home and they’ve opened it up to be yours for vacation! Please treat it with respect and as your own! Sand Seeker Realty WILL charge your credit card on file for damages beyond normal wear and tear.

Upon arrival, be sure to inspect your unit for quality and to ensure nothing is broken or damaged, as you will be held liable for any broken or damaged items when you check out (provided everything was in good shape when you checked in).  When you get into your unit, you need to walk around it before you get settled in to be sure there are no damages. You will be held liable for damages not reported by you or our housekeeping and maintenance staff.  All damages need to be reported to us via email with photo documentation.  Should we make a mistake, you need to let us know so you don’t have to take the wrap for it.

 

Renter must be 25 To Reserve and Check-in.

No exceptions. This is not only our policy but Condo Association and HOA policy. Renting under the age of 25 is grounds for immediate eviction.

 

Fees and Reservations

A non-refundable $100.00 Booking Fee, $25.00 Linen Fee, and $50.00 Damage Waiver will be added to each reservation. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units for any reason. Sand Seeker Realty will make every effort to place guests in their selected unit, however, due to circumstances beyond the company’s control, we are not able to guarantee specific units or rooms. We ask you to understand that between time of booking and your arrival, maintenance issues can develop, sales can occur and other circumstances beyond our control can change circumstances of what is available. Sand Seeker Realty also reserves the right to not accept online reservations in the event of rate discrepancies due to software integration issues, maximum capacity concerns and credit card declinations.

 

Deposits & Payments

For reservations made, a deposit, equal to 30% of the reservation plus the Booking Fee, is due and payable to Sand Seeker Realty at the time of booking your reservation. A credit card is required for the deposit.

 

Final payment is due 30 days prior to arrival. For reservations made 30 days or less prior to arrival the entire amount including Booking Fee, Linen Fee, and Damage Waiver deposit is due in full.

 

A 24-hour courtesy hold is available without obligation. However, once you have provided your credit card information and the charge has gone through, your reservation is guaranteed and subject to all cancellation policies.

 

Damages and Damage Waiver

All of our accommodation rentals include a $50 Damage Waiver Fee.   We do this so you don’t have to pay a large damage deposit that you have to wait to get returned to you.  However, this also means that if you damage something, it’s incredibly time consuming go through the repair and claims process.  We will charge you a convenience fee if we have to file a claim on any damages you cause.  Thus, it is absolutely in your best interest to NOT damage our rentals. The Damage Waiver Fee covers ACCIDENTAL damages up to $500, but damages due to gross negligence or abuse and any and all damages (accidental or otherwise) equal to and above $500 will be billed to the booking party with the credit card on file. If there is intentional damage or what is suspected to be so, we’ll charge the credit card on file to cover the costs of repairs.

 

Renter agrees to pay a non-refundable Damage Waiver of $50, which shall be in the form of a credit card authorization. Renter hereby authorizes Sand Seeker Realty to charge the credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, appliances, linens, furniture, or carpeting, Renter shall be responsible for damage costs, including collection costs and attorney’s fees.

 

WE TAKE DAMAGES VERY SERIOUSLY AND YOU WILL BE CHARGED FOR NEGLIGANCE AND ABUSE TO THE PROPERTIES. BY BOOKING WITH SAND SEEKER REALTY YOU ARE AGREEING TO THIS DAMAGE POLICY AND ALL POLICIES AND TERMS AND CONDITIONS HEREIN.

 

Damage can include but is not limited to:

  • Damage to the unit or its contents, beyond normal wear and tear.
  • Signs of pets being in a non-pet friendly unit
  • Signs/smell of any smoking
  • Excess debris, rubbish, trash, soiled dishes
  • Linens damaged, destroyed or missing
  • Damaged furniture
  • Marks on the walls
  • Holes in the walls

If you’ve damaged the condo or home during your stay, we have the right to come after you for all damage related costs on top of the covered amount.  And we certainly will. We take damage to our owner’s properties very seriously.

All of our accommodations rentals include a Damage Waiver Fee.  This covers you in case something happens accidentally.  We do this so you don’t have to pay a damage deposit that you have to wait to get returned to you.  The flip side of this is that if you damage something, it’s literally a pain in the rear to go through the repair and claims process.  So, to compensate us for our trouble, we will charge you a $250 convenience fee if we have to file a claim on any damages you cause.  IT IS IN YOUR BEST FINANCIAL INTEREST TO NOT DAMAGE OUR UNITS.

 

Cancellations & Refunds

A refund minus a service fee of 25% of the total rent rate can be made if and only if property is re-rented.

 

If property is not re-rented:

  • Cancellation before 30 days of arrival date will result in the forfeiture of non-refundable fees. Rental amount will be released.
  • Cancellation within 30 days of arrival date will result in the forfeiture of the entire rental amount.

 

All notice of cancellation must be in writing.

 

Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Sand Seeker Realty liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund.

 

Sand Seeker Realty is not responsible for events beyond our control, e.g. inclement weather, maintenance issues, utilities.

 

Check-In / Checkout

Upon receipt of your payment, your Reservation Confirmation will be e-mailed to you. Enclosed will be the office address with directions. Renter must sign for keys in person.

Check-In is between 4:00 PM and 5:00 pm.

Keys cannot be left for renters who do not arrive by close of business.

 

Check-Out is 10:00 AM. Late check-outs may be possible on a case-by-case basis with an additional fee. Contact our office for details. Renter and Renter’s entire party must vacate the property and return the keys to the office not later than 10:00 am. Failure to check out on time could result in another day’s charge. For lost keys, $25 will be charged. All home and condos are cleaned and inspected upon your departure and the cost is included in your Housekeeping fee.

 

After you’ve had a fantastic vacation here are the things you need to do before you leave:

  • Make sure you haven’t damaged the condo or home and if you have notify us immediately
  • Make sure all your trash is cleaned and taken out
  • Clean all your dishes and put them in the dishwasher
  • Pull the sheets and towels and pile them in front of the washer and dryer

If you’re going to be late checking out, please let us know so we can make appropriate accommodations.  In many cases, our housekeeping and maintenance staff will be on their way over at 10 am, so you need to let us know if you’re running late.

We have the right to charge you $150 per hour for every hour you’re late.

Please be sure to do a file check of property to be sure you haven’t left anything (drawers, closets, under couches, etc.  We are not responsible for items left in the condo or home.

 

Home & Condo Equipment

All homes and condos are privately owned and equipped for basic vacation needs. Towels and bed linens are provided, but use of Washer & Dryer is expected. Please do not request additional linens and towels. Kitchen utensils and a starter supply of soap and paper products are made available for all rentals. You will need to bring or purchase additional supplies.

 

Telephones are provided. Local calls are free. Use a calling card or dial collect to place long distance calls.

 

Maintenance problems in the home or condo will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment, which includes TV’s, VCR’s, DVD’s, air condition units, hot water heaters, stoves, refrigerators, door locks, etc.

 

TOWELS ARE PROVIDED BUT THESE ARE NOT BEACH TOWELS. DO NOT TAKE BATH TOWELS TO THE BEACH.

 

Maximum Occupancy

Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the homes and condos before making your reservation. This policy is strictly enforced.

 

Gatherings

Our properties are located in residential areas and are rented for personal vacation use only. Parties and other large gatherings are not allowed. Violators risk forfeiture of their deposit, rental fees, and eviction.

 

No Smoking

All homes and condos are Non-Smoking! No exceptions – $300 fine. Damage Waiver does not cover Smoking.

 

 

Pet Policy

No pets allowed – $300 fine. Damage Waiver does not included Pets in “No Pet” units.

 

Cleaning

Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises thoroughly clean and in good condition upon departure. Cleaning Fee does not cover excessive rubbish, trash, dishes, or disarray. Please clean up after yourself or you will be charged above the initial Cleaning Fee.

 

Additional Provisions

The agent may enter the premises at any time in the event of emergency, but will use its best efforts to give 24-hour notice for normal maintenance or sales inspections.

 

 

Disclaimer

The Renter agrees that Sand Seeker Realty shall not be liable to Renter, Renter’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold Sand Seeker Realty harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that Sand Seeker Realty acting solely in the capacity of Agent for the property owner, assumes no liability thereunder.
